Upload My Dec Page & StartThe six lines that decide a Middle Tennessee claim.
A policy review is only worth having if it looks at the things that actually pay out. These are the six we start with on every Williamson County file.
How your roof settles
Replacement cost or actual cash value. On a hail loss in Middle Tennessee this line decides more of what you are paid than the deductible does, and most people have never been told which one they have.
Your wind and hail deductible
A flat dollar amount, or a percentage of the dwelling limit? On a $600,000 home a 2% wind and hail deductible is $12,000 out of pocket before anything is paid.
Dwelling limit against rebuild cost
Not market value, not the purchase price — what it would cost to rebuild today. Underinsurance here is the quietest and most expensive gap we find.
Auto limits against the state floor
Tennessee's minimum is 25/50/25. It is a legal floor, not a recommendation, and a newer vehicle passes $25,000 in property damage easily. We check uninsured and underinsured motorist coverage at the same time.
Gaps, overlaps and duplicates
Ordinance or law, water backup, loss of use, and anything you are paying for twice across home, auto and umbrella.
What the market says about your price
Whether your current pricing is defensible for your roof age, claims history and county — and if it is, we will tell you to stay where you are.
Send the declarations pages — or the non-renewal notice, if that is what prompted this. A licensed agent reads them against your actual exposure and what the market will do with your roof age, claims history and county. You hear the findings within 48 hours by call or email. The signed letter follows within five business days.
Then it is your call. Keep what you have, take the letter to your current agent, or let us shop it. Serving Franklin, Brentwood, Nashville, Cool Springs, Spring Hill, Nolensville, Thompson's Station and Williamson County.
Who can review my home and auto policies in Franklin, TN?
Any independent agent can look at them. What varies is whether you get anything in writing. Sullivan James runs a Coverage Audit: a licensed agent reads your declarations pages line by line, you hear every finding within 48 hours, and a signed letter setting out what you carry and what we would change follows in the post within five business days. It is a written assessment, not a quote call, and there is no obligation to move anything.
Is the review actually free, and what is the catch?
It is free and there is no catch worth hiding. The catch, such as it is, is commercial: we think the fastest way to earn a Williamson County household is to show our work before asking for the business. Plenty of the people we audit keep exactly what they have. That is a fine outcome — they now know where they stand, in writing, and they know who to call next time.
What will you actually check?
The things that decide what a Middle Tennessee claim pays. How your roof settles — replacement cost or actual cash value — because on a hail loss that single line usually decides more than the deductible does. Whether your wind and hail deductible is a flat dollar figure or a percentage of the dwelling limit. Whether the dwelling limit reflects today's rebuild cost rather than what you paid. Ordinance or law, water backup, and loss of use. On the auto side, your liability limits against the 25/50/25 state floor, and whether you carry uninsured and underinsured motorist coverage.
How is this different from the free reviews other Franklin agencies offer?
Mostly in what you are left holding. A free review is usually a conversation, and a week later you cannot remember what was said. The audit produces a signed document on our stationery with the findings written down: gaps, overlaps, anything you are paying twice for, and the specific changes we would make. You can take that letter to your current agent and act on it without ever speaking to us again. That is the point.
My premium jumped and I have never filed a claim. Is a review going to help?
It will at least tell you why. Severe convective storms — hail, straight-line wind, and the systems that produce tornadoes — have driven heavy repeated homeowners losses across Middle Tennessee, and that flows through to renewals for people with clean records. Carriers also pull back in counties they have been hit hard in. A review separates the part of your increase that is the market from the part that is your own policy structure: roof age treatment, deductible basis, or a dwelling limit that has been indexed up without anyone checking it.
I have already had a non-renewal notice. Should I still send it?
Send the notice as well as the declarations page. Under Tenn. Code Ann. section 56-7-1901 a personal-risk insurer must give at least 30 days' notice, and under section 56-7-1304 you can request a written statement of the reason and the insurer has 20 days to respond. That stated reason is the single most useful piece of paper in the file, because it narrows which carriers are worth approaching. Do not let the coverage lapse while you sort it out — a gap costs more in future rates than the non-renewal itself.
Do I have to switch agents to get the audit?
No. Most people who ask for it are not shopping — they want a second read on something they already pay for. If the answer is that your current coverage is sound, that is what the letter will say.
Do you have a walk-in office in Franklin?
No. Sullivan James serves Franklin, Brentwood, Nashville, Cool Springs, Spring Hill, Nolensville, Thompson's Station and Williamson County as a service-area agency rather than a storefront. You get a licensed agent by phone and email, and everything from the audit to a claim is handled directly. Several good Franklin agencies do have storefronts; we would rather be straight about how we operate than imply otherwise.
